Some problems are worth fixing. Some mean the roof is done. Here's what usually tips the scale toward replacement:

• Shingle damage across the roof. Cracked, curling, or warped shingles, or bare patches where the granules have worn away. Damage in one spot can be repaired. Damage everywhere means the roof is aging out.
• Shingles missing after every storm. If shingles keep blowing off, the ones still up there are usually on their way out too.
• Failing flashing. Flashing seals the joints around your chimney, vents, and valleys. When it rusts or pulls loose, leaks follow — and they can run quietly for months before you ever see a stain.
• Moisture inside the house. Ceiling stains, sagging drywall, or mold in the attic mean water is getting past the roof. Depending on how far it's gone, replacement can be the safer call.
• Age. Asphalt shingle roofs generally last 20 to 30 years. If yours is in that range and showing problems, put replacement on the table.

How do I know I don't just need a repair?

If the damage is limited to one area and the rest of the roof is sound, a repair usually makes more sense — and that's what we'll recommend. Replacement makes sense when the damage is widespread or the roof is near the end of its life. The free estimate settles it either way.

How long will a new asphalt shingle roof last?

Generally 20 to 30 years, depending on the shingle line, the quality of the installation, and what Tennessee weather does to it. Good attic ventilation and clear gutters help it reach the high end.
